Checklist for Community Association Compliance
Georgia Senate Bill 406, the Georgia Property Owners’ Bill of Rights Act (“POBoR”), has become law. The new law creates specialized requirements and procedures for residential community associations, defined as condominiums, homeowners associations, and communities subject to the Georgia Property Owners’ Association Act (“POAA”). Many of the most visible provisions become effective on January 1, 2027, but certain attorneys-fee provisions become effective earlier, on July 1, 2026, for actions filed on or after that date.
